Awaab's Law is more than a legislation - It's a lifeline
Awaab’s Law imposes significant responsibilities on social landlords, emphasizing the need for prompt action in addressing property disrepair and health hazards. Under this law, when tenants report issues like mould or damp, landlords must investigate within 10 working days. If a significant hazard is confirmed, they must make the property safe within 5 working days, and issue a written summary of their findings within 3 working days of concluding the investigation. Further preventative or repair works must begin within 5 working days, or, if this isn’t possible, be physically started within 12 weeks. In the case of emergency hazards, landlords are required to investigate and make the property safe within 24 hours.
